Effective Date: October 8, 2026
These Terms & Conditions (“Terms”) cover your use of tfsclean.com (the “Site”) and the cleaning services provided by The Flawless Standard (“TFS,” “we,” “us,” or “our”). By using the Site, requesting a proposal, booking a service, or letting our team perform a service, you agree to these Terms.
1. Our Services
TFS provides professional cleaning and facility care in Denver and nearby communities, including Aurora, Centennial, Parker, Lakewood, Englewood, Littleton, and Greenwood Village. Our services include:
- Janitorial services
- Commercial cleaning
- Post-construction cleaning
- Multifamily and apartment cleaning
- Residential cleaning: recurring, one-time, deep, and move-in/move-out
Commercial clients may have a signed proposal or service agreement with extra terms. If that agreement conflicts with these Terms, the signed agreement wins.
2. Quotes & Proposals
- Prices shown on the Site, such as “starting at” rates, are estimates based on typical property sizes and conditions. They are not final prices.
- Quotes are based on the information you give us and, when needed, an on-site walkthrough. If the property’s size, condition, or scope is very different from what was described, we may adjust the price. We will talk to you before doing any extra work.
- Unless stated otherwise, written proposals are valid for 30 days from the date issued.
3. Booking & Scheduling
- A booking is confirmed once you receive a confirmation from TFS by email or text.
- Arrival times are given as a window. Traffic, weather, and earlier appointments may affect arrival. We will let you know about any major delays.
- TFS decides crew size and time on site based on the scope of work. Different team members may be assigned to your property, always to the same quality standard.
4. Pricing & Payment
- Payment for residential services is due when each service is completed, unless agreed otherwise. A valid payment method may be needed to confirm a booking.
- Commercial clients are invoiced according to their service agreement. Unless stated otherwise, invoices are due within 15 days of the invoice date.
- If you keep a card on file, you authorize TFS to charge it for completed services, agreed add-ons, and any fees described in these Terms and our Return & Refund Policy.
- Overdue balances may be charged a late fee of 1.5% per month, or the legal maximum if lower. TFS may pause service until the account is paid up.
- Returned payments or declined charges may be charged a $25 fee.
- Prices may change with reasonable advance notice. Recurring clients will be told before any rate change takes effect.
- Tips are never required but are appreciated, and they go directly to your crew.
5. Recurring Service
Recurring service (weekly, bi-weekly, or monthly) continues on your agreed schedule until you pause or cancel it. Recurring rates depend on keeping that schedule. If you skip visits or change frequency, your price may be adjusted. The first recurring visit may be billed at a one-time or deep-clean rate if the property needs extra work to reach our maintenance standard.
6. Promotions & Offers
TFS sometimes runs promotions, such as introductory recurring rates or a complimentary getaway for new recurring residential clients. Unless a specific offer says otherwise:
- Offers are for new clients only, one per household, and cannot be combined with other offers.
- Reward offers, such as the getaway, require a minimum number of paid recurring cleanings. That number will be stated when you sign up, and your account must be in good standing.
- Travel rewards are usually provided through a third-party travel company. They are subject to that company’s terms, availability, and blackout dates. Any taxes, resort fees, or travel costs are the client’s responsibility.
- Promotional rewards have no cash value and cannot be transferred. TFS may change or end a promotion at any time, but rewards already earned will not be affected.
7. Access to Your Property
You agree to give us safe access to the property at the scheduled time. You can be present or provide keys, a lockbox, or access codes. Keys and codes are kept secure and shared only with assigned team members. You must have the authority to let us into the property, for example as the owner, tenant, or authorized property manager. Lockout fees are explained in our Return & Refund Policy.
8. Client Responsibilities
- Provide working electricity, hot water, and enough lighting.
- Put away or remove cash, jewelry, firearms, prescription medications, and other valuables or sensitive items before service.
- Tell us ahead of time about fragile, antique, high-value, or specially finished items and surfaces, and any special cleaning instructions.
- Pick up clutter, toys, and personal items so our crew can clean surfaces properly.
- Tell us about any known hazards, such as broken fixtures, unstable furniture, or pest problems.
9. Services We Do Not Provide
For our team’s safety, our crews do not do the following unless agreed in writing:
- Cleanup of biohazards, including blood, bodily fluids, human or animal waste beyond normal pet areas, or needles and sharps.
- Mold removal, pest infestation cleanup, or hoarding cleanups.
- Moving heavy furniture or appliances, or lifting items over 25 lbs.
- Climbing higher than a standard two-step stepladder, or cleaning exterior windows above the ground floor.
- Handling hazardous materials or removing construction debris beyond the agreed post-construction scope.
10. Pets
Please tell us about pets before your service. For everyone’s safety, please secure pets that may be anxious or aggressive during the visit. TFS is not responsible for pets that escape through doors we must open to do the work, or for injuries caused by unsecured pets.
11. Safety & Right to Refuse Service
TFS may decline, pause, or stop a service if our team finds unsafe or unsanitary conditions, harassment, threatening behavior, or conditions very different from what was described. In those cases, the visit may be charged as a same-day cancellation or for the time already worked.
12. Damage & Breakage
- TFS is fully insured and bonded. If you believe something was damaged during service, tell us within 24 hours with photos and a description.
- We will investigate. If TFS is responsible, we will repair the item, replace it with a similar item, or reimburse its actual cash value (not the cost of a new one).
- TFS is not responsible for normal wear and tear, damage that was already there, or items that were not properly secured or installed (such as wall hangings or shelves). We are also not responsible for fragile or high-value items you didn’t tell us about, or for damage from cleaning products or tools you supplied or told us to use.
- TFS is not responsible for irreplaceable or sentimental items, cash, or jewelry left unsecured.
13. Satisfaction, Cancellations & Refunds
Our 100% Satisfaction Guarantee, re-clean process, cancellation fees, lockout fees, and refund terms are explained in our Return & Refund Policy, which is part of these Terms.
14. Non-Solicitation of Team Members
Our team members are trained, background-checked, and insured through TFS. During service and for 12 months after it ends, you agree not to hire any TFS team member who cleaned your property to clean for you outside of TFS. If you do, you agree to pay TFS a placement fee of $2,500 per team member to cover our recruiting, training, and screening costs.
15. Limitation of Liability
To the extent allowed by law, TFS’s total liability for any claim about our services is limited to the amount you paid for the specific service involved. Property damage is handled separately under Section 12. TFS is not liable for indirect or consequential damages, including lost profits, business interruption, or loss of use.
16. Indemnification
You agree to protect TFS and its owners, employees, and contractors from claims, losses, or costs that come from:
- your breaking these Terms,
- unsafe conditions at your property that you didn’t tell us about, or
- your instructions to do work outside our standard practices.
17. Use of the Website
- All content on the Site, including text, logos, photos, and design, belongs to or is licensed to TFS. It may not be copied or reused without our written permission.
- You agree to give accurate information in our forms and not to misuse the Site, such as sending spam or trying to interfere with how it works.
- The Site is provided “as is.” We try to keep information accurate but cannot guarantee the Site will always be error-free or available.
18. Communications & Photos
By booking with us, you agree that TFS may contact you by phone, email, and text about your service. Marketing texts are sent only with your consent, and you can opt out any time by replying STOP.
Our crews may take before-and-after photos of cleaned areas for quality control. We will not use photos of your property in marketing without your permission. See our Privacy Policy for how we handle your information.
19. Governing Law & Disputes
These Terms are governed by the laws of the State of Colorado. If you have a concern, please contact us first; most issues can be resolved quickly. Any dispute that can’t be resolved informally will be handled in the state or federal courts in Arapahoe County, Colorado, and you agree to those courts’ jurisdiction.
20. General Terms
- Changes: we may update these Terms from time to time. The current version will always be on this page with its effective date.
- Severability: if any part of these Terms can’t be enforced, the rest still applies.
- Events outside our control: TFS is not responsible for delays or missed services caused by things beyond our reasonable control, such as severe weather, natural disasters, or public emergencies.
- Entire agreement: these Terms, our Return & Refund Policy, our Privacy Policy, and any signed service agreement make up the full agreement between you and TFS.
